
What is retirement housing?
The retirement schemes we deal with are a group of properties that have a 24-hour back up service and, usually, a resident or visiting scheme manager. Some schemes do not have a manager on duty so office staff will make visits and deal with problems.
On some schemes the manager is termed warden, usually because of the terms of a lease. Where that applies, "manager" in these general notes refers to "warden". The manager is not on duty 24 hours a day, he or she is only on duty for their contracted hours. Out of hours there is a back up call centre response unit, based in
Most schemes are leasehold, in that the purchaser buys the balance of a lease, normally for 99 or 125 years dating from around 1988. In some circumstances the lease is surrendered on a sale and a new lease is prepared. There are also sites that are freehold. Apart from that the basic level of service provided is the same.
Is it for me or us?
This is your decision. To help you make this very important decision we require that you meet the scheme manager or area manager as part of the purchase process and listen to the information he or she will provide about the scheme, your accommodation and most importantly what is not provided.
There is an age set in the lease, this is the minimum age at which purchasers may buy. There is no upper limit.
You should consider whether or not you can make the change of accommodation, possibly from a larger property, to a much smaller property, with a little less privacy and can manage the change once you are in unfamiliar surroundings.
